Owner's Comments: Stay at the ROYAL KAHILI CONDOMINIUMS with a garden and partial ocean view and experience Hawaii kama'aina style! Just 2.5 miles outside of the heart of downtown Kona on Alii Drive, this is a wonderful hideaway for your Hawaiian vacation. Close enough to the action and the beaches but still get to enjoy a quiet neighborhood to relax in when you're not out and about. Unit has 2 bedrooms and 2 bathrooms and sliding glass doors onto the unit's private, recently tiled lanai. Lanai features a simple outdoor table and chairs for 4 so you can watch the sunrise, listen to the ocean and hear the beautiful birds sing in the morning. Living room features a newer leather sofa and leather loveseat. Our complex sits alongside sacred Hawaiian grounds, which cannot be built on and our unit is in the building alongside this preserve. You can see native birds as well as small wild boars right from the lanai in the tropical foliage! Enjoy brand new gas BBQ grilling facilities alongside the pool or simply lounge on the beautiful new poolside furniture.

Bedrooms

  • Master bedroom has King size bed, small tv with satellite, full closet with hangers, large dresser and 2 nightstands.
  • Master has own sliding glass door to the unit's private lanai. You can open the doors and hear the ocean as you sleep!
  • Second bedroom features two twin beds, a full closet with hangers and a nightstand. The windows can be opened to hear the sounds of the ocean and are frosted for added privacy.
  • Ceiling fan in both bedrooms

  • Master bath connects directly into bedroom and is a full bath with tub and shower
  • Second bath is right next to the 2nd bedroom and is also a full bath with tub and shower

    We spent 2 1/2 months in Kailua-Kona and loved the big island very much. This condo is located in and ideal location. Close to beaches, snorkeling, shops, restaurants and much more. The grounds are beautiful and management is very friendly and helpfull. We loved the pool area where we could relax by day and BBQ at night. It was the perfect location to meet some wonderful people and share stories of what we did that day. Although there were some issues with this unit on our arrival, the owner was very prompt and professional in dealing with them. We did find that it needed a thorough cleaning which we took upon ourselves to do as it was going to be our home for an extended period of time. This unit does not really have an ocean view but the newly tiled lani is very private and very quiet. Away from the very busy and noisy Alii Drive. It is in need of some upgrades especially in the kitchen and bathrooms but they are working on them and the upgrades that have been finished have been done very well. The living furniture is the best we have ever seen in a rental unit. Because it is in need of more upgrades it is priced accordingly. We are planning on returning to Kailua-Kona in the near future and would stay at the Royal Kahili again.

    I really enjoyed my stay at the Royal Kahili. Great location within walking distance south to White Sands Beach, and north to Ali'i gardens market place, and with nice pool, gardens, BBQ, great ocean views and sunsets. However, this unit is in need of some TLC in both general maintenance and cleanliness. Both bathrooms and most of the kitchen have their original 1970's finishings, and are needing upgrades in the near future. Would I stay at the Royal Kahili again? Absolutely yes, but probably not in this unit.

    Dear Cynthia, This letter is to inform you that: Should you decide to continue to withhold the return of the deposit for the rental of Royal Kahili Unit B302, I will proceed to send a scanned version of your letter dated January 8th to the VRBO website and to the Royal Kahili website, for inclusion in their review section. I would like to remind you that you are in contravention of Hawaii Laws governing Vacation Rentals because you did not have a local contact to report deficiencies to. The following is a quote from your blog: Living on the mainland, they initially had a property management company handle the renting of their vacation home. In the course of several years since their ownership, the management company produced little results and at a high cost. My parents decided to cut the middle man out and do it themselves. In this day and age where everyone is constantly connected via things like facebook and twitter, it's hard to keep up when you're not so technically savvy. So in late 2009 I offered to help my parents rent out their condo. I thought, hey I can do that! My background is in interior design, high end sales/hospitality and website management. I will give you 3 weeks to get a deposit refund to me. The date today is February 19th, so you have until March 11, 2012 for the refund to clear the banks by this date. Lynn Regan

    Further to my review of January 4, 2012: The owner has stated in a letter to me dated January 8, 2012 received Feb 14, 2012, I did not receive a phone call or an email from you stating that there were any issues at all, which is a requirement of the rental agreement..since the conditions of the rental agreement were not followed the deposit refund is void. I am not attempting to disparage the owner in an attempt to get a deposit back. It is gone, alas, and I realize that. But I do think that the owners actions are unfair! Did I do physical damage to the unit? NO. Did I leave the unit unclean? NO. My problem according to the owner, was not informing her of the deficiencies that I found in the unit upon my arrival. Was it difficult for me to complain? YES. I was obviously reluctant and resentful at having to contact her at the time for a number of reasons: 1. It would have been extremely inconvenient and intrusive to have had ALL those deficiencies corrected while staying there. 2. I failed to realize that the return of the deposit was connected to informing the owner of deficiencies. 3. I did not have my computer with me. 4. I would incur cell phone roaming charges trying to call you in the continental US from Hawaii. 5. I did contact the Royal Kahili condo manager, thinking that he was the local contact for the owner. I was in error. At the time of my renting the owner did not have a local contact for emergencies, which is a legal requirement in Hawaii. The owner states in the rental agreement: The owner agrees that the unit will be clean and in sound condition. The deficiencies were real. She clearly states that she rectified them when she was made aware of them. My review dated Jan 4th 2012, previously posted on the VRBO website, was based on the deficiencies that existed while I was there. It is unfortunate that the owner was relying on transient vacation tenants to inform herself of the repairs and maintenance to the unit that might be necessary. This situation resulted in an unfavourable review of the rental unit, which was my honest opinion of the state of the unit at the time of my rental of it.

    We arrived on Thanksgiving day and were treated to a pot luck turkey dinner down by the pool with several other guests and residents. The grounds are beautiful along with the koi pond. I was saddened by the condition of our unit though. The first day we spent endless hours trying to hook up to the wi-fi, and the coffee pot didn't work, making for a grumpy day. The TV in the master bedroom wouldn't turn on, and the master bath had severe mildew on the shower curtain and caulking. I sent an e-mail with photos to the owners asking for guidance. 5 e-mails and 4 days later I still hadn't got an answer so I called. Over 24 hours later I got a reply, near the end of our stay. They did reimburse us for the coffee pot we had to buy and refunded a small amount for cleaning but this unit really needs some update. No amount of scrubbing will get the black milew out of caulking or rust off the walls and cuntertops.
